Windsor Manor brings 134 purpose-built rental homes to Windsor Park, an established central Edmonton neighbourhood a short walk from the University of Alberta and the river valley.

The building is designed around the spaces residents actually use every day: a coffee bar off the lobby, a quiet room to work in, a secure mail and parcel room, and private balconies on the great majority of homes.

Occupancy is targeted for January 2027. To hear about suites before they are released, register your interest.

Windsor Park

Windsor Park is a mature, largely single-family neighbourhood in south-central Edmonton, bounded on the east by the University of Alberta's North Campus across 116 Street and on the north and west by the North Saskatchewan River valley.

Windsor Manor faces 116 Street, the line between Windsor Park and the University of Alberta's North Campus, a campus of about 38,000 students and roughly 150 buildings across 50 city blocks on the edge of the North Saskatchewan River. 116 Street is a 40 km/h collector carrying painted, not separated, bike lanes north of 87 Avenue. One block south, 87 Avenue is a four-lane arterial posted at 50 km/h, with the Northern Alberta Jubilee Auditorium along it at 11455 87 Avenue NW.

  • University LRT Station, served by the Capital and Metro Lines, is underground beneath 112 Street at 89 Avenue and, at 23 m, is the deepest station in the system.
  • Health Sciences/Jubilee Station, at 114 Street and 83 Avenue, is the Metro Line's southern terminus and links by pedway to the Edmonton Clinic Health Academy, the Kaye Edmonton Clinic and the University of Alberta Hospital.
  • The University of Alberta Hospital and the Stollery Children's Hospital share 8440 112 Street NW, each with a 24/7 emergency department.
  • The U of A's Windsor Car Park and the Donadeo Innovation Centre for Engineering, at 9211 116 Street, front 116 Street on the campus side.
  • The river valley edge is at Saskatchewan Drive, roughly five to six blocks north, with Emily Murphy Park below it at 11904 Emily Murphy Park Road NW.
