Windermere Mansions is a 32-suite, four-storey concrete condominium we completed in 2014 at 1356 Windermere Way in southwest Edmonton's Upper Windermere community. The boutique residence pairs 26 tower-style suites with 6 walk-out townhome-style condominiums that open directly onto the community lake. Small building, big front porch.

Homes ranged from roughly 980 to over 1,800 square feet across one-, two-, and three-bedroom layouts, all with concrete-and-steel construction, floor-to-ceiling glazing, and generous open-concept floor plates. The development is sold out and operates as a resident-managed condominium corporation.

The location keeps earning its keep: the Currents of Windermere district puts grocery, dining, and services within walking distance, with quick access to Anthony Henday Drive, the river valley, and the broader Ambleside neighbourhood, including our adjacent Signature Condominiums and Tower in Ambleside. We built a small corner of the city here, and we are glad we did.

Windermere

Windermere and Ambleside are two adjacent City of Edmonton neighbourhoods in the far southwest, both among the six neighbourhoods inside the Windermere Area Structure Plan and both still being built out.

Windermere Mansions stands on the southern stretch of Windermere Way, in the City of Edmonton neighbourhood of Windermere. Street names here follow the neighbourhood's alphabetical convention, all beginning with W: Wates Link, Warry Link, Watcher Way and Washburn Drive. Windermere's Neighbourhood Structure Plan was adopted by Council in 2006, comprehensive development began in the late 2000s, and the City says build-out is still under way, so lots and roads nearby are still being constructed.

Local ETS bus routes on Windermere Boulevard connect Leger Transit Centre and Century Park Station, with stops at Washburn Drive and at Windermere Way.
Constable Daniel Woodall School (EPSB, Kindergarten to Grade 6) is at 315 Windermere Road NW, with St. John XXIII Catholic Elementary/Junior High immediately beside it at 365 Windermere Road NW.
Constable Daniel Woodall School is at Growth Control Model Level 2, EPSB's enrolment-pressure designation, for both 2025-26 and 2026-27.
There is no public high school in Windermere or Ambleside. Dr. Anne Anderson School, Grades 10 to 12, is at 11810 35 Avenue SW in Heritage Valley.
Shoppes at Windermere South covers 15 acres and 164,000 sq ft and includes a 70,000 sq ft Movati Athletic at 17020 Hiller Road SW, a Shoppers Drug Mart and a Tim Hortons.
