West Windsor is our six-storey, 172-suite rental building at 8721 118 Street NW in Edmonton's Windsor Park neighbourhood, immediately west of the University of Alberta main campus. The building is move-in ready and now leasing, and we think it is one of the best-located buildings we have ever finished.

The site sits between the U of A and the river valley trail network, with Whyte Avenue's restaurants and entertainment a short walk south through Old Strathcona and the LRT a few blocks east. Graduate students, faculty, hospital staff, professionals: if your life runs through campus, this puts home in the middle of it without giving up downtown.

Windsor Park

Windsor Park is a mature, largely single-family neighbourhood in south-central Edmonton, bounded on the east by the University of Alberta's North Campus across 116 Street and on the north and west by the North Saskatchewan River valley.

West Windsor sits on 118 Street, on the block that also holds Windsor Park School. The street pattern here is deliberate. Noel Dant, Edmonton's first town planner, redesigned the neighbourhood in 1951, replacing the original grid with curvilinear streets that lead to the school, the community league and the central green space, and that keep drivers from cutting through. Most of the houses around it went up in the 1940s and 1950s.

Windsor Park School, an Edmonton Public K-6 school, is at 8720 118 Street NW on the same block; for 2026-27 the school is full in planned classes K-6.
The Windsor Park Community League, at 11840 87 Avenue NW, manages the community hall, outdoor ice rink and park space, and runs preschool and soccer programs.
ETS routes 51 (Castle Downs - University), 203 (University of Alberta via Westmount), 414 (Bethel - University of Alberta) and 902 (NAIT - University) stop on 87 Avenue.
North Park, the 1.57-hectare green space at the centre of the neighbourhood, was designated a Municipal Historic Resource under Bylaw 21455 on 19 May 2026, Edmonton's 200th historic designation.
