01 Overview

Thirty-three storeys, where our downtown story got tall.

Ultima Tower is where our downtown Edmonton story got tall: a 33-storey, 199-unit mixed-use highrise at 10238 103 Street, completed in 2015. Designed by DIALOG, the roughly 109-metre tower was the first highrise to deliver in what is now the ICE District, with sweeping views over Rogers Place, the Financial Core, and the river valley.

The 237,000-square-foot building runs villa-style suites on floors 5 to 9 and tower suites on floors 10 to 32, with floor-to-ceiling triple-pane soundproof glass throughout and a private balcony on every home. It is widely credited as the first downtown Edmonton building to deliver a true rooftop park and amenity floor, a first we are still fond of.

Residents enjoy a fully equipped fitness centre and a ninth-floor amenity level with an indoor lounge, wet bar, and a landscaped outdoor deck complete with hot tub, cabanas, BBQ pit, and fireplace. The tower is sold out and operates as a resident-managed condominium corporation. Downtown grew up around it, exactly as we bet it would.

Downtown

Downtown Edmonton is the city's central neighbourhood, running from 109 Street east to 97 Street and from 105 Avenue south to the North Saskatchewan River valley, and the City's 2025 business census identifies it as Edmonton's main hub for finance, corporate headquarters and specialized services.

Ultima stands on 103 Street between 102 and 103 Avenue, a block and a half north of 102 Avenue. Loblaws City Market ICE District, effectively the only full-service supermarket in the immediate core, is on the next block north at 103 Street and 103 Avenue. Rogers Place is a block further north again, at 10220 104 Avenue NW. Much of the site north of Rogers Place is still gravel surface parking, permitted to the end of 2028.

Sunterra Market at Commerce Place closed on May 29, 2026 after 32 years, leaving Loblaws City Market ICE District at 10308 103 Street NW as the core's one full-service supermarket.
Rogers Place opened September 8, 2016 at 10220 104 Avenue NW and is home to the Edmonton Oilers and the Edmonton Oil Kings.
ICE District covers about 10 hectares across Downtown and part of Central McDougall, a $2.5 billion development by the Katz Group and ONE Properties that is not yet complete.
Ford Hall, a public pedway spanning 104 Avenue, links ICE District Plaza and the downtown pedway network to Rogers Place, the Grand Villa Casino and the MacEwan LRT station.
Council approved the Village at ICE District master agreement in 2025, with Alberta contributing $183 million, the City $138 million and OEG $87 million. The first 354 units are expected in the second half of 2028.
