Lotus Park is a six-storey, 152-suite rental building at 10164 108 Street NW in downtown Edmonton, immediately adjacent to its sister project Lilac Park, and now leasing with move-ins beginning fall 2026. Designed with J+S Architect, the building pairs residential suites above with retail at grade, extending the active streetwall along 108 Street between Jasper Avenue and 104 Avenue. We like buildings that give something back to their block.

From here you can walk to the new O'day-min (Warehouse) Park, MacEwan University, the Brewery District, and the Government Centre LRT. Together with Lilac Park, Lotus Park is part of our broader downtown infill push under City of Edmonton incentives that have unlocked roughly 1,800 housing units in the core. Downtown

Central Edmonton, where the Downtown neighbourhood meets Wîhkwêntôwin, the neighbourhood immediately west that City Council renamed from Oliver in February 2024, effective January 1, 2025.

Lotus Park sits beside Lilac Park on 108 Street, on the same Downtown block between Jasper Avenue and 102 Avenue. MacEwan University's downtown campus is north along 104 Avenue, and the university's Triffo School of Business is under construction at 109 Street and 105 Avenue for the Winter 2027 term. Government Centre station, two street-blocks west and about three avenue-blocks south under 110 Street, links by pedway to the Alberta Legislature Building.

MacEwan's Triffo School of Business is under construction at 109 Street and 105 Avenue, slated to open for the Winter 2027 term.
Government Centre LRT station (Capital and Metro lines) is underground beneath 110 Street between 98 Avenue and 99 Avenue, connected by Edmonton Pedway to the Alberta Legislature Building.
Valley Line West LRT is under construction. The City anticipates construction complete in 2028, followed by testing and commissioning before the line opens.
The Downtown neighbourhood recorded 12,000 residents in the 2021 federal census; Wîhkwêntôwin, to the west, recorded 18,695, the highest of any Edmonton neighbourhood.
