Kensington Heights is our six-storey, 150-suite rental low-rise at 1122 Gladstone Road NW in Calgary's Kensington/Hillhurst district, now leasing with move-ins beginning fall 2026. The 126,000-square-foot building brings brand-new rental homes to one of Calgary's most sought-after inner-city communities, and we are proud of how it sits on its street.

And what a street. Gladstone Road puts residents in one of Calgary's most walkable neighbourhoods, a short stroll from Kensington Road's restaurants and boutique retail, the Bow River pathway, Riley Park, and the Sunnyside CTrain station. SAIT and downtown are minutes away by transit, bike, or car.

Suites span one-, two-, and three-bedroom layouts with modern kitchens, in-suite laundry, air conditioning, and balconies, backed by underground parking, secure bike storage, and resident amenity space.

Now offering: one month free rent. Reserve your suite at kensingtonheights.ca.

Hillhurst

Kensington is the City of Calgary Business Improvement Area centred on Kensington Road and 10 Street NW, spanning the communities of Hillhurst and Sunnyside immediately north of downtown and the Bow River.

1122 Gladstone Road NW is in Hillhurst, one of the two City of Calgary communities Kensington spans, immediately north of downtown and the Bow River. Gladstone Road crosses Hillhurst diagonally, from 14 Street NW to about 10 Street NW, and Sunnyside Station, the Red Line's first stop on the northwest leg, sits east of it on 9A Street NW. In 2021, 20 percent of Hillhurst dwellings dated to 1960 or earlier, 49 percent of households rented, and 56 percent of commuters drove to work against 77 percent citywide.

  • Sunnyside Station, on 9A Street NW between 3 and 4 Avenue NW, is the first stop on the CTrain Red Line's northwest leg (Route 201). The next stop north, SAIT / AUArts / Jubilee, serves SAIT at 1301 16 Avenue NW, AUArts at 1407 14 Avenue NW and the Southern Alberta Jubilee Auditorium at 1415 14 Avenue NW.
  • Calgary Transit Route 104 Sunnyside/University of Calgary runs between Sunnyside Station and the University of Calgary, with scheduled stops at Foothills Hospital (Women's Health Centre) and Hospital Drive NW. Foothills Medical Centre is at 1403 29 Street NW.
  • Riley Park, 800 12 Street NW, covers 9 hectares directly south of the SAIT campus and is open 5 a.m. to 11 p.m., with a cricket pitch, a seasonal wading pool, a playground and the 1950s Senator Patrick Burns Memorial Rock Garden. Hillhurst School, a Calgary Board of Education K-6 school in a 1912 sandstone building, stands beside it.
  • Safeway Kensington, 410 10 Street NW, is open daily and includes a pharmacy, bakery and floral department. The Hillhurst Sunnyside Farmers' Market runs every Wednesday, 3 to 7 p.m., year round at 1320 5 Avenue NW.
  • The 2.4 km Sunnyside Flood Barrier runs along the Bow River and Memorial Drive corridor between roughly Centre Street N. and 14 Street NW. The City announced functional completion on 14 May 2026, protecting Sunnyside and Hillhurst to a 1-in-100-year flood standard using permanent walls plus temporary barriers deployed during a flood response, and states that flooding cannot be entirely prevented. Full project completion is anticipated in fall 2026.
