Core Area

Central Kelowna is a descriptive label for the inner-city blocks the City's 2040 Official Community Plan designates Core Area, the older housing that sits just outside Kelowna's five Urban Centres.

812 Saucier Avenue sits on Saucier between Richter Street and Ethel Street, immediately south of Harvey Avenue, which is Highway 97. Kelowna's 2040 Official Community Plan places the land in the Core Area, outside all five Urban Centres; the Downtown Urban Centre boundary begins about 230 metres north-west. The Bertram multi-use overpass, roughly 330 metres west, gives pedestrians and cyclists a grade-separated crossing of the highway; it opened in June 2025. Rowcliffe Park, 0.12 hectares with an inclusive playground, is about 340 metres away.

Richter Station, a designated BC Transit Rapid Line Station, is on Harvey Avenue at Richter Street. It is served by Route 97 Okanagan, a bus running Westbank Exchange to UBCO Exchange via Queensway.
Queensway Transit Exchange is about 850 m north-west in a straight line. BC Transit's April 2026 rider's guide shows routes 97, 98, 1, 2, 5, 6, 9, 10, 11, 18 and 70 serving it.
Safeway Downtown Kelowna, 697 Bernard Avenue, is roughly 430 m away in a straight line and open 7 a.m. to 11 p.m. daily.
The Bertram Active Transportation Corridor is under construction through to November 2026; the Bertram Street bike path is scheduled for completion in fall 2026 and the Richter Street pathway was anticipated to start in summer 2026.
Kelowna General Hospital, 2268 Pandosy Street, is roughly 1.15 km straight-line, with UBC Okanagan's Clinical Academic Campus at 2312 Pandosy about 1.2 km.
